There’s a reason real estate agents are required to complete 135 hours of education to acquire their license and then an additional 45 hours of continuing education every four years.  There is also a reason why even today after fifteen years of being in the business that I take classes once a week on real estate contracts and the rights of my clients.  The contract constantly changes and as a realtor in Santa Clarita you must stay on top of it or risk losing the home your clients wanted or worst being sued for not following the law of the purchase contract.

Do you know how long your contingencies are in effect?  Do you know your rights as a buyer? What are the seller’s rights? How safe is your earnest money deposit? If you need to cancel the transaction, can you?

Unfortunately he hadn’t signed the counter offer the seller had given him so the seller legally had the right to accept another offer! You can imagine how upset the buyer was! Needless to say he swore to always use a realtor in the future!

Now I did say in most cases…  If your realtor asks you to sign a Buyer Broker Agreement there is a clause that does ask you the buyer to pay for their services.  This agreement covers many additional items as well and in addition can be used to solidify the loyalty of the buyer to the agent among other things. I’ve never asked a buyer to pay for my services but after the year I’ve had with buyers I just may start!
