When Selling Your Home Don’t Make It Difficult For Home Buyers To View It
24 Hour Notice
No one likes to have people just show up on their doorstep with little to no notice or at all times of the day and night, but try and make your home as accessible as you can. The seller who requires 24 hours notice (yes this is true, some sellers really do ask for this!) is going to lose out on a lot of potential buyers. Most people don’t know what they are doing in an hour let alone 24 hours from now. Quite often buyers will be driving around their preferred neighborhood, see the For Sale sign in the yard and will want to view the home in that moment. They are at the house right now, why would they want to come back in another 24 hours and in all reality why do you need 24 hours to show your home? Asking for one or two hours notice is completely reasonable to all the parties involved.
By appointment only is another killer. I certainly understand why a seller would prefer this but quite often when an agent calls to schedule a viewing they are showing more than one home and coordinating the different times and schedules of everyone involved makes it all that much more difficult. It’s also uncomfortable for the buyers to look at a home when the seller is present. If the reason you want to schedule viewings by appointment only is you’re concerned about your belongings then for peace of mind go ahead and pack those items up beforehand and store them somewhere safe. It certainly can be scary letting strangers in your home but remember their agent is with them as much as possible while they view your home and the lockbox records the agent’s information along with the time they entered and left your home.

What Is That Smell?
It’s not just the garbage you have to worry about when it comes to unpleasant odors in your home but smells from cooking your favorite foods can also a problem! I had one family who ate brussel sprouts at least twice a week. Unfortunately once dinner was over the smell hung around for hours and needless to say if you’ve ever smelt brussel sprouts they really do have a pungent smell. The only negative feedback I received regarding that listing was about the “strange and unpleasant odor!” Or the listing I had with a lovely Indian family who enjoyed curries. How to approach the family without offending them was difficult but I explained the situation and they completely understood and did their best to keep the windows open and light candles when a buyer was expected. Our sense of smell is the strongest of all our senses and an unpleasant smell can leave a lasting, unpleasant impression.
Keep it Clean
I am always shocked when showing homes to buyers and the home is a mess! On one occasion after seeing the cereal spilled all over the livingroom floor and the dishes piled in the sink, my clients decided they weren’t interested in viewing the rest of the home and we quickly left. Buyers believe if you don’t keep your home clean then you are more than likely are not maintaining it either. We all get used to our own dirt and quite often don’t see the scuff marks or chips of paint missing but I can assure you, buyers will see it! Keeping your home as clean as possible is home selling 101. If you refuse to do so, don’t get mad at your agent when it sits on the market far longer than it should.
Marketing Is Key When It Comes To Selling Your Home
No Sign In The Yard
The first thing agents do to market your home is to put up their For Sale sign in the front yard. When you decide not to have a sign because you don’t want your nosey neighbors to know, then you are taking away one of the basic aspects of marketing your home. Unfortunately whether you put a sign in your yard or not, when home buyers start showing up at your front door or your neighbors look online they will figure it out. So don’t hinder the sale of your home because of your neighbors. Take advantage of all the different avenues of marketing when it comes to selling your home.
Not Allowing Photographs To Be Taken When It Comes To Selling Your Home
Home buyers aren’t satisfied with just photos anymore, they want video, drones and virtual 3D of homes now, so to not have photos taken can be a death sentence when it comes to selling your home. Many home sellers may have personal photos of themselves or they are embarrassed of the shape their home is in but regardless buyers want, need and deserve to see photos of your home otherwise how else will they know if it’s something they may be interested in. When homes are in the Multiple Listing Service and they only have one photo of the front of the home it’s a clear signal to realtors and buyers that there is something wrong with the home and it diminishes viewings greatly.
