Valencia condos come in a variety of choices from the Liberty tract in Belcaro to the spacious and inviting Siena Villa condos. There truly is something for everyone and every budget. The spanish style Belcaro is a gated community for residents who are 55 and older. With resort like amenities, lush green landscaping and private clubhouse what more could you want? The home owner dues are different depending on the size of your home but average approximately 350 a month. The Siena Villas were built in 1989 and offer lush mature landscaping, a detached garage with storage and a central location in the middle of Valencia! There are two community pools, plenty of guest parking and the home owners dues are approximately $250 a month. About a mile away are the Santa Fe condos which offer underground parking, great views and even a fireplace in most units! The homeowners association is approximately $250 a month. One of my favorite Valencia condos are the Arbor Park. Located on McBean and Arroyo Park the location couldn’t be better with Ralphs across the street and shops and restaurants five minutes away. The HOA runs approximately 350 but is truly worth every penny! The Spinnaker Point condos are part of the Bridgeport community located close to the Town Center. Enjoy the community clubhouse, sparkling pool and don’t forget the paddle boats! You’ll need them to float down the man made Bridgeport lake! The Valencia condos enjoy miles of Paseos and trails that take you from one side of town to the other without ever having to see a car. Enjoy a morning jog, a bike ride or take a stroll while you take in the wildlife and picturesque scenery.

Can The Dues Go Up? Do They Cover Any Utilities?
When purchasing a new home or a Valencia Condo it’s important to take a look around at the neighborhood itself. Where is it located? Has it been kept up? Is the paint chipping? Location has always been important when it comes to real estate and it’s important to Valencia condos as well. Is it in the school district you want? Does it increase your commute to work? One of the many benefits or curses depending on who you ask is having a homeowner’s association. They’re in charge of many things including the upkeep of the landscaping, green belts and community center. Although the rules and regulations of homeowner associations can be restrictive they do help to maintain your property value. Homeowner association dues can cost anywhere from 250 to 400 dollars a month and increase over time. The HOA increase is usually restricted by a certain percentage point but confirm the rate increase by reading the HOA documents before you close escrow. Rarely are utilities included but the insurance that is needed for the outside of your home is. Again confirm by the HOA rules and regulation documents.
